The 2027/28 student lettings cycle is already under way. In Norwich, the best properties from the most proactive agents and landlords are let before Christmas. If you wait until the new year, you'll be competing for the tenants who are left. Landlords who review their rents, compliance and finances now will be in the strongest position for the year ahead.

Melanie Estates is a full-service agency, and many landlords are surprised by how much we can take off their plate.

Here are five ways we can help you stay profitable this season.

1. Free Portfolio Review

The Renters' Rights Act is now law, so this is the right time to check your rents and your compliance. If you own properties we don't currently manage, book a free review. There's no obligation, and you'll come away with a clear picture.

2. Refurbishment, Fully Managed

If a property needs a new kitchen, bathroom or general refresh before the next intake, we run the whole project with trusted local contractors. The work is done on time, on budget and fully compliant, without you having to manage any of it.

3. Free Mortgage Review

If you're not sure you're on the best deal, our partner a whole-of-market broker, offers landlords a free, no-obligation review. Reply to this email and we'll arrange it. It could save you thousands.

4. Student Property Struggling to Let? Turn It Into Part of the UK's Housing Solution

If your student property is sitting empty or getting harder to fill, there is another option. We help landlords across Norwich and Norfolk lease their properties on long leases of up to 5 years for social housing and emergency accommodation, through government-backed tenancy schemes.

These homes are allocated by local councils, housing associations, NHS discharge teams and Home Office partners to support:

  • Low-income families
  • Adults and over-65s discharged from hospital
  • Children leaving care or in transition
  • People facing housing loss due to illness or a change in circumstances

You get long-term security, and your property provides a home for people who need one. Please add the to Housing Association Tenancies with Melanie Estates

5. Landlord Registration: We've Got You Covered
The new national landlord database, officially called the "Register Your Rental Property" service, is coming. Here's what you need to know:

  • Rollout begins 15 December 2026, starting in the West Midlands and moving region by region through 2027.
  • Once your region opens, you'll have three months to register yourself and each property.
  • The fee is £65 per property, per year, renewed annually.
  • Each property will receive a registration number, and that number must appear on all adverts.

What you'll do: start your registration by creating your landlord account. The law requires the landlord to begin the process.

What we'll do: everything else. We'll track your region's deadline, prepare your compliance documents (gas safety, EICR, EPC), supply the property information for you, and contact you well before your deadline.
