This service is our no-frills package for landlords that want the basics covered, the set-up fee is 50% plus VAT of the first month’s rent and 10% plus VAT monthly management fee (£60 minimum monthly management fee).  This package includes:

  • Advertising on Rightmove, Zoopla, OnTheMarket, and Sparerooms.com.
  • Accompanied viewing
  • Tenant referencing and tenancy creation
  • Deposit Registered
  • Immigration Act checks conducted
  • Rent arrears chasing up to 1 month
  • Bi-annually inspection
  • Rent Collection
  • Gas and electricity certificate reminders

Premium Management Package

This includes the entire Basic package plus additional services listed below; the set-up fee is 50% plus VAT of the first month's rent and 12% plus VAT monthly management fee (£80 minimum monthly management fee). This package includes:

  • Quarterly Property Inspection
  • Deposit Dispute Handling
  • Landlord Tax statements
  • Attend court with Landlord for evictions
  • Follow up right to rent checks
  • Arrange quotes for refurbishment work

Specialist HMO Management Service

Designed for landlords who have HMO properties (A property rented by three or more unrelated people in two or more separate households sharing toilet, washing facilities or cooking facilities) the set-up fee is half of the first month's rent plus VAT per tenant and 15% plus VAT monthly management fee. This includes:

  • HMO license application & HMO compliance checks, compliance with HHSRS
  • Weekly fire alarm test & adequate records to comply with council standards.
  • HMO tenancies created
  • Refurbishment projects proposed
  • Arrange weekly cleaning of communal areas (cleaning cost paid by landlord)
  • PAT Testing

Specialist Bespoke Package

Selling with tenants in-situ is a good way of keeping your rental income whilst the property is being marketed. We can manage the relationship between tenants and buyer during the sales process. Prices on request.
