Property Refurbishment
Often, after a tenancy has come to an end, or when a landlord has just purchased a rental property, there will be a requirement to refurbish the property.
Whether the property just needs to be redecorated, carpets and flooring replaced, or needs a complete refurbishment including replacing the kitchen and bathroom, Melanie Estates can oversee this process for you.
We work with trusted trade professionals who will be able to carry out all work required on the property to get your property back on the rental market – saving you time and money.
Compliance Auditing
With over 30 years of experience in the lettings sector, Melanie Prestige are experts in landlord compliance requirements. We ensure that we keep abreast of all new laws, legislation and requirements for the rental and lettings sector, which means that our Landlords remain compliant.
To give landlords peace of mind, we provide a comprehensive compliance audit service. The audit will comprise of checking that landlords are compliant with following:
- Right to Rent. Landlords must carry out a ‘right to rent’ check on their tenants - all tenants renting from private landlords must be eligible to rent in the UK.
- License requirements. Does the property need a license? Not all landlords will need to have a license, this depends on the type of property and the local authority the property falls under. We will be able to advise if a license is required.
- Deposit protection scheme. Landlords are legally required to be signed up to one of the Government-approved deposit protection schemes. When a tenant pays a deposit, this must be placed in one of the schemes to either hold the tenant’s deposit during the term of the tenancy, or the landlord retains the deposit during the term of the tenancy and pays the scheme and ‘insurance fee’ to protect it.
- Energy Performance. All privately rented properties must have an Energy Performance Certificate (EPC) with a rating of E or above.
- Health & Safety Requirements. Landlords are required by law to ensure that all gas and electrical appliances in the rental property are correctly and safely installed, checked and tested by a Competent Person, and hold the right safety certificates. In addition, properties should be fitted with fire and carbon monoxide alarms. In the case of HMOs, the property will be subject to further requirements.
